How to read the result
All three jurisdictions had higher typical values than in August 2021, with five-year gains exceeding twenty percent. One-year growth was much slower, showing how a long-run appreciation story can coexist with a more restrained current pace.
What buyers can do with it
ZHVI is useful for broad context and budgeting discussions, but a purchase decision still depends on comparable sales for the same property type and micro-market, plus condition and financing costs.
What sellers can do with it
Index growth does not transfer mechanically to one home. Renovation quality, maintenance, lot, location and the current competitive set determine whether a property tracks above or below the jurisdiction trend.
Method and limits
ZHVI estimates the typical value for homes in the 35th to 65th percentile and is smoothed and seasonally adjusted. It is not the median price of homes sold that month.
Values were extracted from the provider's public county-level file or report, normalized to a common jurisdiction label, and checked for duplicate jurisdiction-period records. No client MLS export or private customer data were used. Provider definitions remain authoritative and may be revised.
