How to read the result
Richmond city posted the lowest reported single-family supply at 1.4 months, while Henrico had the shortest median market time at 18 days. Chesterfield had the largest sales count and highest median sale price of the three. Those are separate signals: volume, price, pace and available supply should not be collapsed into one ranking.
What buyers can do with it
A buyer can use this comparison to set the first layer of timing expectations, then narrow to same-type homes in the target neighborhood and price band. County-level supply does not tell you whether one new listing will receive multiple offers, appraise, or need repairs.
What sellers can do with it
A seller can use the snapshot as a context check, not a pricing formula. The useful next step is to compare the property with recent same-area closings, current substitutes and pending competition, then account for condition, updates, lot, location and concessions.
Method and limits
The source is an August 2026 CVR MLS snapshot distributed by the Richmond Association of REALTORS. It covers reported single-family activity for each jurisdiction and should not be blended with the separate condo/townhouse table.
Values were extracted from the provider's public county-level file or report, normalized to a common jurisdiction label, and checked for duplicate jurisdiction-period records. No client MLS export or private customer data were used. Provider definitions remain authoritative and may be revised.
