What the source reports
| Measure | Richmond city | Henrico County | Chesterfield County |
|---|---|---|---|
| Closed sales | 38 | 106 | 83 |
| Median days on market | 45 | 36 | 57 |
| Median sale price | $355,000 | $380,017 | $391,590 |
| Months of supply | 3.2 | 2.2 | 3.5 |
How to read the result
Henrico recorded the most attached-home sales, the shortest median market time and the lowest months of supply among the three jurisdictions. Chesterfield showed the highest median sale price and longest median market time. Richmond city sat between them on supply, but had the lowest median sale price in this property-type table.
What buyers can do with it
Attached homes require a second diligence layer beyond county market pace: association finances, rules, insurance, owner-occupancy, special assessments, parking and financing eligibility can change both value and negotiating risk.
What sellers can do with it
An attached-home seller should compare against units with similar association obligations, size, parking, updates and building or community position. A county median cannot substitute for those unit-level differences.
Method and limits
This table is for condos and townhouses only. It is not evidence about detached homes, individual associations, concessions or the probability of a particular offer outcome.
Values were extracted from the provider's public county-level file or report, normalized to a common jurisdiction label, and checked for duplicate jurisdiction-period records. No client MLS export or private customer data were used. Provider definitions remain authoritative and may be revised.
