Let me be straight with you, because this is where rural-luxury fantasies meet I-64 at 5:15 on a Tuesday.

Goochland's eastern edge — the West Creek and Route 288 area — is genuinely convenient. You're minutes from Short Pump's shopping and a manageable drive into Richmond proper. Route 288 and I-64 give you fast access toward both Richmond and Charlottesville. This is the easiest commute in either county.

The farther west you go in Goochland, and most of Powhatan, the longer the drive. From central Powhatan or western Goochland, a downtown Richmond commute can run 35 to 50-plus minutes each way depending on traffic and your exact starting point. That's the cost of the acreage and the quiet. Plenty of my clients happily make that trade — but I always have them actually drive it at rush hour before they fall in love with a listing. A property that feels remote and peaceful on a Sunday afternoon feels different on a Monday morning.

Buying Rural Land: Well, Septic & Diligence

This is the part that separates a smooth rural purchase from an expensive lesson. Most of Goochland and Powhatan is not on public water or sewer, which means private well and on-site septic are the norm. Here's what you need to know.

Septic and the perc test. Before any septic system can be permitted, the land has to pass a soil evaluation — commonly called a perc test — performed by a Virginia-certified soil scientist and evaluated under Virginia Department of Health guidelines. On raw or unimproved land, this is non-negotiable diligence. If the soil won't support a conventional system, you're either looking at a costly alternative system or a lot you can't build on. I always recommend confirming perc results during the due-diligence window, never after closing. Existing-home buyers should ask for the septic permit, the system age, and the most recent pump/inspection records.

Wells. A private well must be drilled and permitted before construction on a vacant lot, and on existing homes you'll want water-quality and flow testing as part of your inspections. Well depth, water yield, and quality vary across these counties, so test — don't assume.

Land and zoning diligence. Much of Goochland is in a rural/agricultural designation, and Powhatan has its own large-lot and rural zoning. Before you buy land, confirm the zoning, the minimum lot size, any conservation or easement restrictions, road frontage and access (especially shared or private drives), floodplain status near the James River, and whether the parcel is buildable as you intend. A perc test is typically considered valid for a couple of years up to about five, depending on the locality — so check whether an existing test is still current.
