Glen Allen is an unincorporated community in western Henrico County, about 12 miles northwest of downtown Richmond, served by the 23059, 23060 and 23058 ZIP codes, with parts of 23059 reaching into Hanover and Goochland counties. It has no town boundary or separate town tax, so buyers are really choosing between very different pockets: the walkable blocks of West Broad Village, the office-park-turned-neighborhood of Innsbrook, established subdivisions off Springfield and Nuckols roads, and newer construction closer to Short Pump. Henrico County’s median sale price finished 2025 at $400,000, unchanged from 2024, while homes took longer to sell than the year before. What do homes cost in Glen Allen?

There is no reliable published median for Glen Allen alone. The public estimates for it disagree by more than $100,000 because each site draws a different boundary around an area that has no town line. The defensible number is the county one, from the MLS that actually records the sales.

In the CVR MLS annual report for 2025 (current as of January 10, 2026), Henrico County’s median sale price was $400,000 — flat against 2024, and 29.0% higher than 2021. Across the wider Richmond region, single-family homes had a median of $433,000 and townhomes and condos $370,000.

Two things in that report matter more than the flat median. Henrico led the region in new listings (+11.0%) and closed sales (+7.0%) in 2025, so there was more to choose from. It also led in how much longer homes sat: days on market rose 13.6%, and sellers across the region collected 99.7% of original list price, down a point from the year before. More choice and slower sales is a buyer’s negotiating position, not a seller’s.

What will it cost to own, beyond the price?

Henrico County’s real estate tax rate is $0.83 per $100 of assessed value. On a $400,000 assessment that is $3,320 a year, about $277 a month. On a $700,000 home it is $5,810 a year, about $484 a month. There is no separate town tax, because Glen Allen is not a town.

The bigger variable is the association fee, and it varies far more than buyers expect. A townhome in West Broad Village such as 3906 Village Commons Walk carries a $310 monthly fee that covers the clubhouse and pool, common-area and limited exterior maintenance, limited yard maintenance, trash and snow removal. It suits buyers who want short commutes in several directions at once, newer construction, and the option of walkable blocks without living in the city. It suits downsizers who want a low-maintenance townhome and still want Whole Foods and a gym within a few minutes. It suits families who want western Henrico schools.
